Vasse, WA: house prices, the estate, and what is changing

Vasse is the planned town between Busselton and Dunsborough, built around the Vasse Estate over the past 20 years. It is one of the cheaper suburbs in the City and one of the busiest for new homes.

REIWA suburb profiles, Landgate/REIWA data, 12 months to August 2026 (Siesta Park and Kealy to September), read 3 October 2026. Small suburbs have few sales, so one sale can move the median a long way.

Is there vacant land for sale in Vasse?

In releases, and they sell fast. The estate's Vasse Central neighbourhood, between Cape Naturaliste College and the Vasse sporting complex, released lots of 225 to 533 square metres at fixed prices from $308,000 in its first release; a 365 square metre lot in the second release was listed at $398,000, and the selling agent said titles were expected in October 2026. The third release was all under offer when we checked. Every estate compared.

What is changing

The Vasse Estate's next stage, Vasse North, has had its rezoning and local structure plan advertised for public comment. It would extend the town to the north if approved.

History

The Vasse River and estuary carry the name of Thomas Timothée Vasse, a helmsman on the French ship Naturaliste in Baudin's 1801 expedition, who was lost in the bay. The land was part of the Busselton commonage until it was subdivided for dairying; the townsite was gazetted in 1907.

Comparing an established home with a land release

A vacant lot price and a completed house price cover different things. For a land option, identify the lot, stage, title status and what the advertised amount includes. Keep expected dates separate from completed milestones: an expected title month does not establish that a title has issued.

Create a comparison that leaves room for the building contract, site-related work, services, approvals and the time before occupation. Obtain project-specific information rather than adding a universal build allowance to the land price. A smaller lot with fewer unknowns can represent a different proposition from a larger lot with unresolved site requirements.

For an existing home, record condition, maintenance and the suitability of its layout. These checks serve a different purpose from reading a developer's release plan. Our land-estates guide links the named developments, but historical release examples are not a live inventory of available lots.

Proposed growth and everyday travel

A proposal or an advertised structure plan describes a possible future. It does not mean that every proposed road, shop or facility is approved, funded and open. Ask which stage a particular item has reached, who is responsible and which official document supports the answer.

For today's routine, check today's route from the actual address to work, school and shops. A future connection should not be counted as an existing shortcut. Compare a normal weekday trip as well as a weekend visit so the decision reflects how you intend to use the location.
